Whenever supplies of an asset are limited and demand increases, we see the value increase as buyers compete for the best assets, so those investors in control of finite resources are likely to continue to capture capital growth regardless of the performance of the wider economy.

Whilst in is certainly true that some alternative investment assets rely on the existence of wealth for their end-use market; for example stamps and fine wine rely on the existence of wealthy buyers, it is also true that certain essential assets will enjoy a demand even if the global economy were to collapse tomorrow. 		<description><![CDATA[The day before Thanksgiving many of us will be preparing our homes to receive guests, or making the trek to a friend, or relatives gathering.

But the 23rd of November is D-day for the congressional debt committee.

There are many factors to consider:

Will Greece's economy fail, causing them to no longer have credit whereby having to move to an all cash system?

What will be the outcome of the Italian issue, and its subsequent effect on the global economy?

There are many questions, with speculations disguised as answers.

The bigger question, what are you going to do about your situation? Your personal finances are just as important as the global economy because you are a part of that same deteriorating economy.

What are some of the ways you plan to protect the money you currently have from the future impending inflation, and will you still gain interest on your money? Will it be enough to either live off of, or will you use it to build for the future?

With the rocking and rolling of the stock market, should you place your money in bonds? But didn't the analyst say the bond market is a bubble waiting to burst?

Should you move to tangible assets such as gold, silver, etc.?

Will futures be the new 'now' market for growing an income, or retirement portfolio?

What's happening with mutual funds?

The answer to all of these questions is everything has a cycle. Study the cycles and you may be able to predict an outcome.

The stock market currently appears to be in a sideways pattern and with a new cycle starting around the year 2016, but what type of cycle will it be?

Are we in for a Bull or Bear market future?

Only time can really tell.

All bubbles do burst eventually, the futures market may be having gains at this time of the year, and gold's value is through the roof and moving higher with silver riding its coattails. Mutual funds are currently stagnating, but some will gain with the shifts of the S and P.

Real Estate is still a viable consideration for investing, if done wisely.]]></description>

		<description><![CDATA[Investors looking to diversify their portfolios and insure their wealth against the ravages of volatility in traditional markets, will most likely have come across a range forestry investments, promising to generate superior inflation-adjusted and risk-adjusted returns for the long-term investor.

But how have timber investments performed? And how does the smaller investor participate in this interesting alternative investment asset class?

Firstly let's look at the past performance of forestry investments, as measured by one of the main timber investment indices, the NCREIF Timberland Index; according to this basic measure of investment returns in the sector, this asset class outperformed the S&#038;P500 by some 37 per cent in the 20 years between 1987 and 2007. When stocks delivered average annual returns of 11.5 per cent, forestry investments returned 15.8 per cent.

At the same time, returns from investing in timberland and woodlands have been proven to display a much lower volatility, an attractive characteristic for today's investor.

Previously, the majority of investment returns from forestry investments have been mopped up by larger, institutional investors such as pension funds, insurance companies and university endowments, who have collectively placed over $40 billion into timber investments in the past decade.

So on to the second question; how do smaller investors participate in this kind of alternative investment?

According to a study by Professor John Caulfield of the University of Georgia, returns from forestry investments are three-fold;
An increase in timber volume (biological growth of trees), which accounts for some 61 per cent of return on investment.
Land price appreciation, accounting for only 6 per cent of future returns.
Increase in timber prices per unit, delivering the final 33 per cent of investment returns for timber land owners.


So the best way to harness the performance of timber investments is to take ownership of trees, either directly, or through one of the array of forestry investment funds or other structures.

Timber REITs

One way for smaller investor to participate in timber investments is through a Real Estate Investment Trust (REIT). These investment structures are like funds, in that investors can buy and sell shares in the trust on an exchange, the REIT acquires and manages timber investment properties, but unlike normal companies must pay out 90 per cent of their earnings to investors through dividends.

A maximum 10% capital gains tax on sale of property if held for at least 12 months;

Potentially nil capital gains tax on sale of property if sold in pension phase;

Maximum of 15% tax on rental income;

All rental income received assists in paying off the mortgage loan;

Any expenses such as interest, council rates, insurance and maintenance may be claimed as tax deductions by the super fund, which potentially reduces its tax liability;

The super fund pays the required deposit (+ costs) on the property being purchased;

If you are a self employed business owner and currently own commercial property, you can transfer this property into the super fund;

A great way to generate wealth for your retirement through tax effective super contributions;

Greater investment choices and control over your future;

The super fund can pay out or reduce the mortgage at any time (subject to the terms of the relevant loan);

Through gearing, the super fund can acquire real estate property for a greater value than that of the funds 'net worth';

Other than the property acquired, all other super fund assets are safe and cannot be touched by any lender due to the 'limited recourse' provisions in section 67 (4A) of the SIS (Superannuation Industry - Supervision) Act.

There are a few different ways that you can make money in property, but the best way which I have come across is to be making passive income, week in, week out so that as you grow your property portfolio, your income continues to increase.

There is also another major benefit to owning property which is that usually if you hold property for a long enough period of time, you will also make a profit by the growth in value of the property. This growth is useful because you can use the additional equity you own in the property which is created by the growth in value.The way you can use this additional equity is to borrow against it and use this equity as deposit funds to purchase more investment property which again produces more passive income.

The key to investing is to buy properties well, so that after you have paid your loan payments and other monthly expenses on the property, you can rent it out to make a monthly surplus income which is your cashflow.]]></description>

Everyone is wondering what to do.  Everyone is fearful.

Actually that's not true at all.  The unschooled, untrained, unknowing Masses are indeed fearful.  They are reading the newspaper headlines each day and getting more and more worried for their jobs, their businesses, their investments, their retirement.  But, not everyone is fearful.  Some people are happy.  Gleeful. Self-assured.  These are the Rich People.  They know exactly what to do.

In this brief article, I will explain exactly what to do. 

First, go right back to basics.  What is the Number One rule for investing success?  That rule is ...

Buy Low Sell High

If it's so short (four words) and so easy to understand, why isn't everyone following it?  There indeed is a reason why the Broke People do not follow it.  Here is that reason.

Prices are low when there is a problem.  Prices do not like chaos, problems, uncertainty.  So, they fall.  When there is a problem, prices are low.  Rich People see the low prices, they remember the rule "Buy Low Sell High" and they buy.  Broke People see the problem, get fearful reading the headlines of the newspapers, forget the rule of wise investing, and run.  Yes, run away from investing -- right when prices are low.

So, what are rich people doing right now?

Buy Low

Rich people are racing to buy US real estate.  I personally just bought a duplex in a major city.  It was listed at $530,000.  The sellers were extremely eager to sell.  In a very brief several-day negotiation, they lowered the price by a shocking $100,000 to only $430,000.  So, I bought it.  I see the problem; I see the low prices; I buy.

Now, let's look at the other side of the coin.

Sell High

Just look at the newspapers and besides seeing that real estate prices are low, you will see that gold prices are high.

The previous all-time high gold price, on January 21 1980, was $850.  The World waited for almost three decades for gold to get near that price.  Then, on January 3rd, gold broke that high.  Then, on March 13, gold broke through the $1,000 per ounce barrier for the first time ever!

Now that there is so much good news about Gold, The Masses are buying gold and dumping their real estate.  Weird.  What am I doing?  What are rich people doing?  We are selling all our gold and silver.  I had hundreds of pounds of silver in my safe and hundreds of grams of gold and some platinum all locked away in my safe.  I bought when prices were low.  I've just sold it all over the last few days.

Your Turn

You may now be brooding that you have no gold to sell and have no cash to buy real estate.  So, what should you do?  First get into practice by selling anything you've got that you can part with that contains gold or silver - old jewelry, silver cutlery, etc.  Second, do anything you can to get into an investment property right now, even if you have to joint venture with some friends to raise the down payment.  Get started.  Begin investing correctly.

Sell when prices are high, even if all your friends are buying.

Buy when prices are low, even if there are problems..]]></description>

Where Should You Get Your Investment Advice From?

This is a very good question and one that not enough people tend to ask.   The answer is simple.

"Find someone who is already a successful investor and ask them."

Unfortunately this can be a lot harder than it may seem. You would think that most financial planners and advisers would be the right people to ask but the fact is that most of them successful investors. If they were do you think they would be working for someone else, sitting in a little office giving you advice? No they would be off traveling the world enjoying the money that their investments are producing.

No one will look after your money better than you

If you really want to consistently make money as an investor then you simply need to take control yourself. Read everything that you can, increase your knowledge and take action. There is a whole number of incredible investment strategies available that the average people don't even know about.
